UPCS and REAC Inspections

The UPCS and REAC Inspections Training Course is designed to convey the basics of the Uniform Physical Conditions Standards (UPCS) as they are applied to both REAC (Real Estate Assessment Center,) and LIHTC (Low Income Housing Tax Credit,) HOME, and USDA, inspections. This course introduces the participant to the entire set of definitions that comprise the UPCS protocol, and illustrates how to interpret these definitions through the use of photos of defects taken during actual inspections.

This course is roughly equivalent to our two day live classroom training in scope and content, but can be self-paced in increments over a period of weeks.

The course covers the UPCS Dictionary of Deficiency Definitions, the five Inspectable Areas, the breakdown of each Inspectable Area into various Inspectable Items, the Deficiencies that can affect each Item, and the Levels of Severity that contribute to the scoring value of each defect. The manual includes the full set of legal definitions, along with our expertly condensed "Simplified Definitions" for easy daily use.

This course has been designed and produced by Michael Gantt - Senior VP of The Inspection Group, author and publisher of REAC Guide Publications, and a former HUD authorized REAC certification trainer. Mike has facilitated live seminars for over a decade, and has logged over 5000 hours of UPCS training and public speaking to audiences of more than 10,000 housing managers and maintenance personnel nationally.
